The Cleave Farms real estate is located a few miles southwest of Marseilles, IL or 6 miles southeast of Ottawa, IL. The land is further described as being located in Sections 23, 27, 33 & 34, T33N•R4E, Fall River Township, LaSalle County, IL and Sections 1 & 12, T32N•R4E, Grand Rapids Township, LaSalle County, IL.
The farm contains a total of 762 Acres ± (subject to survey) and will be offered in 10-tracts. All but one tract represents highly productive, nearly all-tillable farmland with several having Class A soils. Tract 10 is a small, 6-acre +/- wooded parcel.

This lot is informational and may be used for test bidding - place your actual bids below on Lots #1-10.
All 10 tracts will be sold on a price per acre basis, based on the soon to be completed surveyed acres. Tracts 1 - 9 will be offered through the marketing method of "Buyers Choice", whereas the high bidder can elect any or all tracts (in any order) for their high bid. If the high bidder does not elect all of the tracts then the remaining tract(s) will be offered and this will continue until all of the tracts have been elected. We will then sell Tract 10. The tracts will NOT be offered together or in their entirety at any time.
Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before December 2, 2022. The seller will provide title insurance in the full amount of the purchase price and pay the 2022 real estate taxes, due and payable in 2023. Buyer responsible for the 2023 and all subsequent RE taxes. Possession will be given at the time of closing, subject to the 2022 crop year tenancy, if any. The land sells free and clear of any tenancy for 2023.
Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
