Lot # 00 (Sale Order: 1 of 3)      

We will be offering this property today using the high bidder’s choice method. We will conduct the auction taking bids from all prospective bidders who will be bidding on a dollar per acre basis. According to legal description and county records there are 160 acres on tract 1 and 40 acres on tract 2. These are the acreage amounts that will be multiplied times the highest bid to arrive at the price of the tract or tracts. These acreage amounts are not subject to change or adjustment after the auction, they are the final multiplication factors that will be used to determine the price of the property. Once the auctioneer declares a high bidder, the high bidder will have their choice of tract 1 or 2 or they may choose both tracts. If the high bidder chooses to buy both tracts, the auction is over. If the high bidder chooses only one of the tracts, the remaining tract will then be offered to the co-bidder at the same price per acre bid by the high bidder. If the co-bidder declines that offer, the remaining tract will be offered at auction by itself.
