The Busen farm real estate is located just north of the small community of Timewell, IL (Mound Station), or 7 miles northwest of Mt Sterling, IL (30 miles east of Quincy, IL). The property is further described as being in Section 4, T1S-R4W, Lee Township; and Sections 32 & 33, T1N-R4W, Pea Ridge Township, all in Brown County, IL.
The farm contains 370 acres (subject to survey) and will be sold in 5-tracts. Several of the tracts are all or nearly all tillable with Class A soils and one tract has excellent pastureland with trees, ponds and some tillable acres. This lot is informational and may be used for test bidding - place your actual bids below on Lots #1-5.
All 5 tracts will sell on a per acre basis based on the acres obtained from the survey. All 5 tracts will be offered through the marketing method of "Buyer's Choice", whereas the high bidder can purchase (in any order) any or all tracts for their high bid. "Buyer's Choice" auctioning will continue until all 5 tracts have been elected. The tracts will NOT be offered together or in any combination at the conclusion of the auction. Immediately following the auction, the successful buyer(s) will be required to enter into a written Real Estate Sales Contract with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment which will be held in escrow until closing. The balance of the bid price will be due at the time of closing on or before October 20, 2023.
The sellers will provide title insurance in the full amount of the purchase price and pay the 2023 real estate taxes, due and payable in 2024. Possession will be given at the time of closing, subject to a farm tenancy for the 2023 production year. Sellers are retaining all farm income for 2023. The farm sells free and clear of tenancy for 2024.
Bidding is NOT subject to any contingencies, including but not limited to financing, appraisal, or inspection.
