The property is being sold "AS IS" without any warranty. Seller, agent and auction company do not warrant: any specific zoning classifications, location or availability of utilities, assurance of building permits, assurance of any water and septic permits, mineral rights, boundary, or that the property qualifies for any specific us or purpose. Due diligence is the responsibility of the buyer. Real estate is being sold subject to any existing recorded easements. The buyer shall receive from the court a special warranty deed free of any liens or encumbrances. This sale is final and not conditional upon buyer financing or inspections. 2015 real estate taxes shall be prorated. There is no buyer's premium for this sale. Should the winning bidder fail to close, the court reserves the right to sell to another bidder. Said winning bidder shall be liable for any loses incurred by the court. This auction has an auto extend feature. Any bid placed in the final 2 minutes of the auction, the auction ending will be automatically extended 2 minutes. The auto extend feature remains active until no further bids are received within a 2 minute time frame. Neither the company providing the software or Partners Realty Inc. shall be held responsible for a missed bid or the failure of the software to function properly for any reason.
