Description
At the west edge of Centerville, IA on St. Hwy. 2 go 1 1/2 miles west to Co. Rd. T14. Turn right or north and proceed 5 miles continuing through the small town of Mystic, IA to Co. Rd. J5T. Turn right or east and go 1 mile to 190th Ave., turn left or north and proceed 3/4 of a mile to the farm.
Method and Terms

The Bear Farm will be sold in three (3) individual tracts based on a survey that has recently been completed, with the said surveyed acres used to constitute the final settlement price. Tracts will be sold through the marketing method of "buyers choice" whereas the high bidder can take any or all tracts for their high bid. Buyers choice auctioning will continue until all?tracts are sold. The farm will NOT be offered in its entirety or in any combinations. Bidding is not contingent upon financing.
Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Thursday, July 23, 2020 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. Possession on all tracts will be given at the time of closing subject to a farm lease for the 2020 crop year. Buyer(s) will receive 50% of the cash rent as a credit at closing.
