The property is located approximately 5 miles south of Camp Point, IL, or approximately 15 miles northeast of Quincy, IL. The land is further described as being located in Sections 21 & 28, T1S-R6W, Columbus Township, Adams County, IL.

Method and Terms

This lot is informational and may be used for test bidding - place your actual bids below on Lots #1-7

All tracts have been surveyed and the surveyed acres will be used to calculate the final settlement price.  The tracts will sell on a price per acre basis and will be offered through the marketing method of Buyer's Choice, whereas the high bidder can elect (in any order) any or all tracts for their high bid.  Buyer's Choice auctioning will continue until all 7 tracts have been elected.  The tracts will NOT be offered in their entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Thursday, March 11, 2021. Bidding is NOT subject to the following contingencies, including but not limited to financing, appraisal, and inspection. The seller will provide title insurance in the full amount of the purchase price. The sellers will pay the 2020 real estate taxes, due and payable in 2021. The new buyer will pay the 2021 and all subsequent real estate taxes. The farm sells free of tenancy for the 2021 crop year. Possession will be given at the time of closing.
