Lot # 1 (Sale Order: 1 of 1)
This amazing hunting and fishing ranch near the White River is a mountain property that slopes from the high eastern side down to the river on the west. Elevation changes are approximately 300 feet down from the east to the river. About 60 percent of the property is heavily wooded and 40 percent is open, sloping pasture and meadows. There is no timber production potential due to the mature age of the trees. There is no known mineral production on the property. There are three natural springs on the property, and 25 water spigots are scattered throughout the acreage.
White River Ranch is currently used for agricultural production. The property is leased for minimal hay production. Formerly, it was a dairy and cattle operation.
The ranch is considered riverfront property. However, there is a rail right-of-way on the southwest border that runs parallel to the river. The right-of-way enters at the southern border and runs the entire length of the river to the northern border. There are roughly 100 lineal feet of property between the tracks and the river.
The main house is a one-story, four-bedroom, single-family residence, constructed in about 1959. Local utilities provide water and electricity. It has a septic sewer system and propane storage tank. With approximately 2,900 sq. ft., the home is of sandstone and frame construction.
It features formal living and dining rooms, eat-in kitchen, den with native stone fireplace, master bedroom with half bath, three bedrooms and an additional full bath and a half.
It has hardwood floors and a handy utility room. The house has open, covered back and side porches with gorgeous views, three-car carport with storage room. Surrounded by beautiful landscaping, the home has a paved driveway and fenced back yard. Other outbuildings include:
• Heated barn
• 30 X 60 ft. slaughterhouse converted to living quarters and storage
• Shop buildings
• Grain bin
• Pump house and cistern
