Description

The auction will be conducted both Live and Online. The live auction will be held at The Barn at Fairview Acres, 1632 State Hwy. 94, Biggsville, IL 61418. Bidders are invited to join us at the auction venue or to participate remotely online from your home or office. No buyer’s premium will be charged.

FARM LOCATION: The King Farm is generally located 8 miles Northwest of Little York, IL or 15 miles southwest of Aledo near the Mercer County line in Sections 5 and 8, Bald Bluff Township (T.12N.-R.4W.) Henderson County, IL. Property has frontage on Roads 2850N, 1650E and 2950N.

The tracts will be surveyed prior to the auction, are contiguous and feature highly productive Western Illinois farmland.

DRIVING DIRECTIONS: Travel 9 miles south of Aledo on Route 94/135 to 290th Ave., 2 miles west to the Warren-Henderson County line, ½ mile south to Road 2850 then 4.5 miles west or 3 miles north of Route 94 at the Bald Bluff Township Building on Road 1750N to Road 2850N then ½ mile west.

SALE PROCEDURE
: Tracts 1, 2 and 3 will be offered by bidder's choice whereby the high bidder has the privilege of selecting any individual tract, any combination of tracts or all three tracts. In the event that less than all three tracts are selected in the first session, the remaining tract(s) will be offered by the same method until all three tracts are sold.

 

TERMS OF SALE:  Ten percent (10%) of the purchase price to be paid down at time of sale with balance due at closing on or before January 17, 2023. Buyers will receive full possession of all tracts at the closing. Title insurance will be provided. The 2022 real estate taxes payable in 2023 will be paid by the seller. The farm is selling with no contingencies. Bidders must have financing arrangements made prior to participating in the auction. All statements and representations herein are believed to be correct, however, the sellers and the auctioneers make no warranties or guarantees expressed or implied. Any announcements made on the day of sale will supersede those previously advertised.
