Description

The auction will be conducted both Live and Online. The live auction will be held at the Aledo V.F.W., 106 S.W. Third Ave., Aledo, IL 61231. Bidders are invited to join us at the auction venue or to participate remotely online from your home or office. No buyer’s premium will be charged.

The Kenney Farm consists of 301.30 contiguous surveyed acres located in the East Half of Section 1, Abington Township (T.13N.-R.4W.), Mercer County, IL. The property has frontage on 60th Ave. and 160th Street and will be offered in 3 tracts by bidder’s choice and privilege.

Physical Address: 540 160th Street, Aledo, IL 61231, 2 miles south of Aledo on Route 94 to 60th Ave. then 1.5 miles west or 4 miles northeast of Seaton.

SALE PROCEDURE
: Tracts 1, 2 and 3 will be offered by bidder's choice whereby the high bidder has the privilege of selecting any individual tract, any combination of tracts or all three tracts. In the event that less than all three tracts are selected in the first session, the remaining tract(s) will be offered by the same method until all three tracts are sold.

TERMS OF SALE: Ten percent (10%) of the purchase price to be paid down at time of sale with balance due at closing on or before December 20, 2022. Buyers will receive full possession of all tracts at the closing. Title insurance will be provided. The 2022 real estate taxes payable in 2023 will be paid by the seller. The farm is selling with no contingences. Bidders must have financing arrangements made prior to participating in the auction.
