Description

The auction will be conducted both Live and Online. The live auction will be held at the Roseville Community Center, 265 West Penn Ave., Roseville, IL 61473. Bidders are invited to join us at the auction venue or to participate remotely online from your home or office. No buyer’s premium will be charged.

The J. D. Adkisson Family Farm consists of 99.52 surveyed acres and will be offered in 3 contiguous tracts by bidder’s choice and privilege.

The property is located 3 miles south of Roseville or 16 miles north of Macomb, IL on Route 67 to 40th Ave. (Raritan Road) then 1 mile west in the South Half of Section 12, Point Pleasant Township (T.8N.-R.3W.), Warren County, IL.

SALE PROCEDURE
: Tracts 1, 2 and 3 will be offered by bidder's choice whereby the high bidder has the privilege of selecting any individual tract, any combination of tracts or all three tracts. In the event that less than all three tracts are selected in the first session, the remaining tract(s) will be offered by the same method until all three tracts are sold.


TERMS OF SALE: Ten percent (10%) of the purchase price to be paid down at time of sale with balance due at closing on or before December 14, 2022. Buyers will receive full possession of all tracts at the closing. Title insurance will be provided. The 2022 real estate taxes payable in 2023 will be paid by the seller. Bidders must have financing arrangements made prior to participating in the auction. All statements and representations herein are believed to be correct, however, the sellers and the auctioneers make no warranties or guarantees expressed or implied. Any announcements made on the day of sale will supersede those previously advertised.
