The auction will be conducted both Live and Online. The live auction will be held at the Monmouth American Legion, 1110 North 11th Street, Monmouth, IL 61462. Bidders are invited to join us at the auction venue or to participate remotely online from your home or office. No buyer’s premium will be charged.

FARM LOCATION: The farm is generally located 1/2 mile east of Route 135 on East Main Street in Little York, IL to 260th Ave. then continue east 1/2 mile to the farm.

PLAT LOCATION: 98.29 surveyed acres selling in 1 tract located in the Southeast Quarter of Section 21, Sumner Township (T.12N.- R.3W.), Warren County, IL.

PARCEL ID NUMBERS: 15-021-005-10 and 15-052-006-10

TAXES: $3,897.78 - $39.65 per acre

DESCRIPTION: The tract lies level to undulating and presently features 94 +/- tillable acres. Primary soil types consist of Lawson, Zook and Radford silt loams with a PI rating of 131.5. There is a small drainage ditch across the southwest corner of the farm and the north boundary is the centerline of Cedar Creek. Tile maps indicate a clay tile main and laterals were installed in 1975 and a 10" plastic main and riser were installed in 2018. FSA Data: Corn Base - 100% of cropland; PLC Yield - 155.

* The purchase agreement will be adjusted to 98.29 acres times the per acre bid price to determine the final purchase amount. The bidding platform rounds the quantity value.

TERMS OF SALE: Ten percent (10%) of the purchase price to be paid down at time of sale with balance due at closing on or before February 16, 2023. Buyer will receive full possession for the 2023 crop year at the closing. Title insurance will be provided. The 2022 real estate taxes payable in 2023 will be paid by the seller. The farm is selling with no contingences. Bidders must have financing arrangements made prior to participating in the auction.
