A representative from Oglesby and Company Auctioneers will contact the successful bidder following the auction. A Contract for Sale & Purchase will be emailed to the successful bidder following the conclusion of the auction. The contract should be signed by the buyer immediately and returned via email to Oglesby and to the clsong agent which is The Sanoba Law Firm. The stipulated earnest money deposit (typically 10% of the contract value) should be sent to The Sanoba Law Firm no later than the close of business on the first business day following the auction. These funds may be sent via wire transfer or by overnight delivery service if paying by cashiers check, personal, or business check. Wire Transfer information will be provided upon buyer request at the conclusion of the auction.
Approval of your Proxibid Bidding Registration will be granted by Oglesby and Company Auctioneers with confirmation of completed bidder application.
Upon successful completion of the auction each successful bidder will need to submit a deposit to the closing attorneys in the amount equivalent to 10% of the contract amount or $500.00, whichever is greater. Full amount is due at closing on or before 30 days after the auction. Closing will be conducted by The Sanoba Law Firm, 422 South Florida Avenue, Lakeland, FL 33801. Unless noted on an individual parcel/tract Seller will provide Warranty Deed, pay stamps on the deed, and provide Owner's Policy of Title Insurance. Buyer & Seller are responsible for their own reasonable attorneys fees & costs. Buyer is responsible for any and all other costs. Multiple parcels conveying from a single seller to a single buyer will convey under a single deed. If buyer requests individual deeds then buyer will pay buyer and & seller's attorneys fees for each transaction/closing.
With respect to multi-parcel auctions, in the event parent tracts are contracted & purchased by one buyer then that parcel will convey as recorded in the public record and no survey will be provided. In the event it sells to different buyers then the seller will order, and the seller & buyers will split the cost of the survey.
