160 +/- acres in one tract located in Township 58N, Range 9W, Section 28 of Shelby County, MO. The Hostetler property has frontage and access off Highway 168 which runs all along the north end of the tract. Rural water is just a short distance from the northeast corner of the property along the south side of Highway 168. The water district estimates it would cost approximately $5,250.00 to run the needed line and set a meter. There is an existing electric meter already in place by the old abandoned homestead in the northeast corner of the property next to Highway 168. The Shelby County FSA Office indicates that there are 101.75 acres of cropland on the farm with the balance in wooded draws, a creek bed, several ponds, a small abandoned homestead and some wooded fence rows. The farm is currently being used for hay and forage production and to graze cattle. The fertility on the property has been kept up through lime spreading, manure application and fertilizing. In addition to its production qualities, it offers some beautiful home and lake sites and incredible hunting opportunities with enough draws, woods, water and nearby crops to provide good year-around wildlife habitat. For the row crop producer, a lot of the Hostetler farm could be converted to crop production. Payment

Payment; The successful bidder will be required to pay down 10% earnest money at the conclusion of the bidding process with the balance due and possession given at closing in 30 days or less. The seller will pay all the 2022 property taxes and retain all the 2022 farm income. The cost of title preparation, deed preparation and closing cost will be split 50/50 between the seller and buyer.
