Please contact the auction house for payment instructions. An additional 1% buyer’s premium will be added to any successful online bid price to arrive at the total purchase price. All internet bidders are required to pre-register no later than 72 hours prior to the auction of the real estate and wire a refundable $10,000.00 deposit in U. S. currency to the trust account of United Country – Mike Bendele Co., Chandler, OK. In the event an Internet bidder is the successful high bidder, their $10,000.00 deposit will be applied toward the purchase price and be included in the 10% escrow deposit. TITLE: Seller will provide to the buyers an up to date surface abstract. Buyer is responsible for their title examination/title insurance & filing fees. Title shall transfer by Warranty Deed subject to easements and restrictive covenants as of record. Title Co. closing fee shall be paid ½ by Buyer and ½ by Seller.
POSSESSION: Possession at closing.
