Credit cards are for verification purposes only and are NOT a valid form of payment.
To close on or before 45 days after auction. Payment will be accepted by certified check, money order or wire transfer. 10% of purchase price, with a minimum of $1,000, is required as a deposit within 3 business days of being declared the winning bidder of the auction. Terms Of Sale
REAL ESTATE TERMS: sale contingent on owner confirmation. Nonrefundable 10% escrow money down within 3 business days of being declared the winning bidder by either wire transfer or certified check with balance due on or before 45 days. All escrow money will be held in 7 Lakes Realty trust account. Buyer will be responsible for their own closing fees. TAXES: prorated. POSSESSION: With deed. Some properties may have restrictions or covenants. The auction company will do our best to disclose them but even still it is the buyers sole responsibility to do their own due diligence. Most properties in this sale are subject to flooding and are being sold as recreational lots only. If you choose to place a permeant structure you will need to do a flood elevation certification. Some lots in this sale require at least 2 adding lots to be able to obtain health department approval for the installation of a subsurface sewer system. The auction company nor sellers make no warranty as to the soil conditions or its ability to perk adequately for installation of a subsurface sewer system.
1. Conditions: This sale is subject to all easements, covenants, leases, and restrictions of record. Each bidder is responsible for conducting, at their own risk, their own inspections, inquiries, and due diligence concerning the property. All property is sold on an “As Is – Where Is” basis with no warranties or guarantees, expressed or implied, made by the auctioneer or seller. Possession will be granted at closing with deed.
2. Immediately upon conclusion of the auction, the high bidder(s) will enter into a real estate sale contract. The seller will provide a"General Warranty Deed" at closing. The cost of
such title insurance and any escrow closing services will be sole responsibility of the buyer. This Sale is not contingent upon buyer financing.
3. This auction has no Buyer's premium.
4. AGENTS ONLY: The Auctioneers are acting as the Seller's Agents only. I have read the bidder terms and conditions and hereby agree to the above terms and conditions of the auction.
5. United Country 7 Lakes Realty & Auction has the right to accept or deny bidders from attending their auctions online.
6. United Country 7 Lakes Realty & Auction has the right to participate in and bid on any of the real estate or items or in this auction.
7. United Country 7 Lakes Realty & Auction has the right to bid on the behalf of those who are not computer or internet savvy or may not own a credit card to register. Those buyers will be responsible for placing their bids in writing and auction company will bid on their behalf.
