Terms Of Sale
1. All online bidders are required to register. The successful Buyers will be charged a 15% Buyer’s premium.
2. Jackson Real Estate and Auction will charge your credit card in the amount equaling 10% of your contract price if you are the successful bidder. Bid price plus buyer’s premium equals contract price. This charge secures your final bid and will be credited to the purchase agreement. The charge will be made immediately following the auction. All deposits are non-refundable except for default by the seller.
3. If you are the successful bidder you will be required to execute a written purchase contract conforming to the terms and conditions of the sale.
4. Time is of the Essence in the closing of this transaction. Closing shall be within 30 days of contract date and balance is due in full.
5. The property is being sold with good title and clear of all liens. Property taxes will be prorated on day of closing.
6. All property is sold as-is where-is day of sale. There are no warranties expressed or implied. By bidding, , the buyer hereby agrees that he/she has made all inspections and is satisfied with the condition of the property and excepts the property in as is condition. 9. In the event of any dispute before, during, or after the sale, the auctioneer’s determination shall be conclusive and final. In the event of a tie bid, where two people believe they each have the winning bid, the auctioneer will reopen the bidding.
10. Jackson Real Estate and Auction reserves the right to amend the terms and conditions in order to protect the integrity of the auction process as well as protect all buyers and sellers. Announcements made from the auction block will take immediate precedence over any and all previously written advertisements and other representations.
11. Live and online bidding will begin at approximately 10:30 AM Eastern Standard Time.
12. Auctioneer reserves the right to sell one or both tracts prior to Auction providing that the Sellers approve the offer.
13. This is an absolute auction. There are no minimum or reserve price established.
