The Nelson farm will be sold based on the advertised taxable acres on a price per acre basis. Bidding is NOT contingent to financing.
Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Monday, May 11, 2020 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. Full possession will be given at the time of closing on both tracts. Upon the receiving the 10% down payment and proof of liability insurance, early procession will be granted for TILLAGE PURPOSES ONLY. This tract sells free and clear for the 2020 crop season.
Special Provisions
- This real estate is selling subject to public road easements and all other easements of record.
- All fences and fence lines shall be governed by the Jefferson County and State of Iowa fence line rules and regulations.
- It will be the responsibility of the new buyer(s) to show proof of purchase to the Jefferson County FSA Office so that he/she will receive any future government payments.
- If in the future a site clean up is required, it will be at the expense of the buyer.
