This lot is informational and may be used for test bidding - place your actual bids below on Lots #1-5.
The M-W Livestock farm will be sold in five (5) individual tracts and will be sold on a price per acre basis, based on the advertised acres found in this brochure and deeded acres. All tracts will be sold through the marketing method of "Buyer's Choice", whereas the high bidder can take any or all tracts for their high bid. The farm will NOT be offered in its entirety or in any combinations. Bidding is NOT contingent upon financing, an appraisal or inspection.
Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Monday, July 11, 2022 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. Full possession will be given at the time of closing. Early possession will be granted for tillage and grazing purposes for the 2022 crop year with proof of liability and insurance. For complete details contact the auction company.
All announcements sale day shall take precedence over any prior advertising either written or oral. Immediately following the close of the auction, the successful bidder will be required to enter into a purchase agreement. Purchase Agreement will be emailed to address on file and contract must be returned via email or fax.
Immediately following the close of the auction, the successful bidder will be required to pay a non-refundable deposit as outlined in Lot #0 - Method & Terms. Failure to execute and return contract with deposit will be considered in default.
