This lot is informational and may be used for test bidding - place your actual bids below on Lots #1-6.
The McCormick farm will be sold in six (6) individual tracts. Tracts 1 - 5 will be sold on a price per acre basis, based on a survey that is currently in progress. Tract 6 will be sold based on deeded acres. All six (6) tracts will be sold through the marketing method of "Buyer's Choice", whereas the high bidder can take any or all tracts for their high bid. The farm will NOT be offered in its entirety or in any combinations. Bidding is NOT contingent upon financing, an appraisal or inspection.
Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Wednesday, July 20, 2022 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. Possession will be given at the time of closing. Full possession will be given upon removal of the 2022 crops. For details contact the auction company.

Immediately following the close of the auction, the successful bidder will be required to enter into a purchase agreement. Purchase Agreement will be emailed to address on file and contract must be returned via email or fax.
Immediately following the close of the auction, the successful bidder will be required to pay a non-refundable deposit as outlined in Lot #0 - Method & Terms. Failure to execute and return contract with deposit will be considered in default.
