This lot is informational and may be used for test bidding - place your actual bids below on Lots #1-3.

The Terstriep real estate will be sold in a live - virtual online auction. All 3 tracts will be sold by the acre and based on surveyed acres. All 3 tracts will be offered through the marketing method of "Buyer's Choice" whereas the high bidder can purchase (in any order) any or all the tracts for their high bid. If the high bidder does not take all 3 tracts, then "Buyer's Choice" auctioning will continue until all the tracts have been elected. The tracts will not be offered in their entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before July 25, 2022. Seller will provide Title Insurance in the full amount of the purchase price and pay the 2021 real estate taxes, due and payable in 2022. The 2022 real estate taxes due in 2023 will be paid by the seller in full as the seller is retaining the 2022 crop income. Possession will be given at the time of closing subject to the current farm tenancy for the 2022 crop year. Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection.
