All property is sold “AS IS”, and ALL SALES ARE FINAL.
Terms of Sale for Real Estate: A deposit of 10% of the high bid price must be paid on the day of sale. Cash or Check. A Buyer’s premium of 10% of the high bid price will be added to the sale price. Property to be conveyed by Special Warranty of Title, subject to current real estate taxes, which will be prorated. Buyer will have 45 days to close on the property. All information derived from reliable sources believed correct, but not guaranteed. Buyers shall rely entirely on their own judgment and inspection. Announcements from the auction block take precedence over any previously printed material or any other oral statements made. Linkous Auction Group is acting exclusively on behalf of the seller in this transaction. All property sold "as is, where is" and "with all faults". The buyer pays any Grantor's tax and all expenses of recording and closing. The buyer shall be required to execute an offer of purchase at the sale, a copy of which may be obtained from the Special Commissioner. Certain properties may be subject to easements of record for utilities, construction, sewer, water, storm water or drainage, and homeowner's association's covenants and restrictions. Buyer of such property purchases subject to any such easements or restrictions and without grounds for objection to confirmation of the sale.
