Balance will be due at closing in approximately 30 days more or less. A 6% buyer’s premium will be added to the final bid and will be due at closing. The final accepted bid will be subject to the sellers confirmation. Sellers will provide an updated abstract of title showing marketable title or provide an owner’s title insurance policy. Real estate taxes will be paid by sellers for taxes due and payable in 2010. Buyers must rely on their own information, judgments and inspection of property. Sellers are selling “as-is”. Announcements made the day of auction will take precedence over any previous written or verbal statement. The real estate/auction company is representing the sellers.
